Thanks to all who offered suggestions, including the one from the peanut
gallery, which I take to heart. I am in Ohio, to answer Phillip's question,
and the property in question is on the west coast and has a river on one
side and a creek on the other, to answer Bill's question as to why I am
worried about flood waters. I am still hoping Thomas will chime in again
because he probably knows more about such things than anybody.
